Campus Finishes/Furnishings Policy

Campus Planning Design and Construction (CPDC) is responsible for all campus spatial reconfigurations including occupant moves, the specification of building finishes standards such as: paint, flooring, and furnishings, both free standing and modular systems/cubicles, as well as millwork desks and storage.

Facilities Services is responsible for the maintenance of all campus spaces.

These two departments closely collaborate to ensure that building codes and standards are met, and that finishes and furnishings are maintained to create and support a professional environment, ensure longevity of finishes and products, and protect the University’s investment.

All furnishings procured with capital or departmental budgets are the property of the University. All furnishings must comply with building code fire resistance requirements. Residential grade furnishings are not permitted, and Departments shall not purchase furniture without prior Purchasing Department and/or CPDC approval.

Disposal

CPDC and Facilities Services must review proposed disposal of any furnishings. Furnishings that are in serviceable condition, or have historic value, will be salvaged, and stored for future relocation on campus. CPDC will coordinate reupholstery, refinishing, and relocation of such pieces.

Facilities Services can independently move the following:

  • Freestanding furniture
  • Minor electrical outlet relocation
  • Wall mounted storage units and shelving

Facilities Services requires CPDC collaboration in the moving of the following furnishings:

Panelized furniture systems. Vendors need to be engaged to relocate systems to ensure that warranties are not voided, and to determine if accessory parts are required, and provide them when necessary, to achieve a successful reconfiguration.

Facilities Services can modify the following with CPDC approval:

Building standard paints and accent paints.

Furniture moves from one building to another. CPDC will determine if the building standards are compatible and/or if the relocation is acceptable.

Millwork replacements. CPDC will provide finish selections consistent with the building palette.

Carpet replacements – CPDC will provide the building standard(s) or select new if necessary. All  carpet replacement areas must be reviewed by the Environmental Shop to confirm the presence of hazardous materials and to coordinate their removal. Carpet installation over existing carpet is not permitted.

Painting:

Departments are not allowed to select accent paints, or paint walls themselves. This conflicts with union labor agreements, creates inconsistencies in buildings, and creates undue maintenance burden for Facilities Services. Building paint palettes are established by CPDC and maintained by Facilities Services.

Building standard paint colors and wood stains developed and enforced by CPDC to create a cohesive, visually consistent, and professional environment. Campus buildings must support the University’s academic mission and project an institutionally appropriate appearance conducive to recruitment and
retention of the highest quality of students, faculty, and staff.

Additionally, charged with maintaining over nine million square feet, building standards facilitate better and more cost‐effective maintenance, allowing more painting to be completed with an annual budget.
